THE GREEN CITY MALL, The first shopping icon in Mbeya.
From the designer. Mbeya is one of the five cities in Tanzania. It is located in the southern Highlands, surrounded with beautiful mountains and it is ever green throughout the year. The population of Mbeya is rapidly increasing, according to the National senses of 2010, the population of Mbeya has grown to approximately 2,707,41 people. Despite of rapid population increase and the presence of people with different living standards, there is no royal and common area in Mbeya city where the residence can aquire both services and goods at the same time. Thus one of Architecture students from Mbeya University of Science and Technology, has come up with an idea of proposing a shopping mall at CBD Mbeya city. 


The mall will be known as THE GREEN CITY MALL, it will be containing of two main tenants of about 1200 square meters each, movie theatres able to accommodate 50 people each, two banking halls, shops and office rentable spaces, kids’ corner, two restaurants, coffee shops and recreation areas.


It is designed to attract people to shop, eat and have fun. The building looks lively because of its integrated landscape with more than 600 sqm green zones, attractive tropical trees and two large water fountains. It has got more than 200 parking spaces with clear signage to direct the car parking users. There are street lights which lit the site at night and street furniture. 


The front façade of the building has more curtains which allow light to the interiors and allow vision from inside. There are advertisement screens which face the streets. The moment visitors enter in to the mall, they will be welcomed with attractive features and large dimensions surrounded with stress less hemisphere with the best interior designs full of natural lighting from the skylights where they can relax and have fun. From the entrance visitors will be able to view the two main tenants and the banks. The escalators at the ground floor move people vertically to the first and second floor where there are shops, restaurants, movie theater and kids’ corner. It has got the wide open spaces allowing vision to view most of the points in the mall. From the restaurants people can see the beautiful view of mount Loleza and its greenish slope.


This will be the perfect area to enjoy meetings, getting together and picnics because of it large catchment areas and best shopping experience. THIS WILL OFFER THE REGION A NEW SHOPPING CONCEPT AND IT WILL BE REAL AMAZING.

Dar es salaam is one of the fasted growing region in Tanzania and the 3rd fastest growing city in Africa with the estimated population of about 2.5million increasing at the rate of 4.39 each year according to 2012 census. Dar es salaam rapid expanding population presents both significant challenges and opportunities , Infrastructure development has not kept pace with the population growth so there is significant need for investment in provision of offices, houses and other services like banks and shops.



The proposed design and construction of mixed use blocks at Victoria is one step towards solving the problem and validating NHC mission which is to provide and facilitate provision of quality housing and other buildings for use by the general public while operating on sound commercial principles. 



The building is designed to project NHC as a powerful cooperation. Then the building is flamboyant compared to the surrounding buildings. The building has a podium with a curved tower rising on it. The building is oriented so that it can get strong winds from south-east, which inter directly to its atrium and cool the interiors. The atrium is located at the most south east part of the building. There are three basements which can park up to 72 cars.

The public activities are located at the podium which is 3 stories high. From the main entrance to the building people will see restaurants, ATMs, shops and mini supermarket, the second floor has conference hall, cinema hall, restaurant and shops, the third floor has GYM, swimming pool and club house. Office spaces are from 4th floor to 13th floor, and from 14th floor to the 23rd floor there are apartments.



The shape of the tower is ellipse so as to fit well in the site and meet technical requirements of natural cooling. The below surface of the tower(except the podium) has the triangular panels fixed in the diagrid. The panels are of glass and plastics which ensure natural light within. The upper part which protrudes from the lower part has strong vertical panels of curtains and plastics.

Vertical village in Dar es salaam.

The aim of the designer was to create a building which is permeable, so the design theme for the project was “urban porosity” he wanted to provide easy movement for air, light and people, both vertically and horizontally.

The building sits on an awkward pentagon shaped site with many pathways, which in results, form small irregular shapes. “The shape of the podium follows the shape of the site, and all the pathways from any corner of the site, leads into the building. “I designed it this way to make the building easy to use and to make it more permeable” Reuben Sanga.

The building adopts the idea of vertical development. The structure has 35 stories. “I did vertical development because I wanted to have symbolism (icon) in this building. Many iconic building around the world, Burj Khalifa, Capital Gate, Empire State, Shanghai tower etc, are skyscrapers, so having this vertical village will put our architecture into the world map” Reuben Sanga, designer.

Having a skyscraper also helps to use the area efficiently, and increase sight of the users, the building occupants can see outside environment far more in skyscrapers.

The vertical village is a smart building. It is smart because it can cool itself through stack effect technology. The building has the atrium to its centre, which helps to move hot air vertically to the top at the same time allowing cool air to flow inside. The building has three garden terraces which allow cool air to flow into the atrium and help in stack effect.



Talking about conservation, the building will compensate everything destroyed at the base by locating them in garden terraces. So the terraces will have plants and fish pond, which in fact helps in the cooling of the building.

With the services cores placed at the angles of the triangles the building minimize the usage of columns. The office spaces being arranged around the atrium, they receive adequate light and air.
